Hey, Joseph here.

If you've been going in circles on your next move, whether to upgrade, keep or sell, buy a second property, or wait, you've probably started to wonder whether you're just bad at this. You're not. Almost everyone giving you property advice gets paid when you transact.

In 2019, my wife and I walked away from a BTO and lost about 25 thousand dollars. Since then I've bought and sold across 7 properties, here and in the UK, while we raised our two boys. Some moves paid us well. Some taught me expensive lessons about buying on hope instead of a plan.

So when I sit down with you, I start with the plan, not the property. The same way I decide for my own family.

Why a second opinion

Most property advice comes from someone who gets paid when you buy.

The showflat is built to make you feel behind. The headlines are written to be clicked. So families end up making their biggest money decision at 11pm, tired, on their phones.

My goal is to help 1,000 Singaporean families retire safely through property. Safely is the important word. I learned it at home, watching my parents work their whole lives to give us more than they started with.

Where my own money has been

The short version.

2007–25Eighteen years in design and education. Every dollar I invested began as salary, earned the same way yours is.
2019Walked away from our Tampines BTO. Lost about 25 thousand dollars. The lesson that started everything.
2019–22Two industrial units in Ubi, bought and sold. My first deals as an investor.
2020–24Bought a two-bedroom condo at Parc Clematis, rented it out, sold it four years later.
2022–25Bought three flats in the UK, Manchester and London. Tenanted, roughly break even after fees, and a second education in what can go wrong overseas.
2024Bought our family home, a resale executive condo in the north, where we are raising our two boys.
2026Became an agent with JNA Real Estate, the six-time champion team in PropNex, Singapore's largest property agency. Here to give families the second opinion I wish someone had given me.
